How much are your services?
-We work primarily on a commission-based plus small monthly retainer payment model. The commission is based on market and the overall needs each owner and property might have. We invoice you directly for services provided.
Will you help me get ready to list my property as a short term rental?
-Yes, we can provide consultative help to get you ready to list your home as an Airbnb, etc. If you need interior design help, item shopping, etc., let us know and we can make it happen.
What will I need to do once my property is being cohosted?
-Most owners and investors we work with will take care of high-level needs the property has, such as roofs, furnaces, air conditioners, and other replacements. We can coordinate most other things for you.
Do you provide property management?
-No, because each state has different rules and regulations on who can operate as a property manager, we stick to cohosting only at The Clever Cohost.
Do I have to coordinate with guests at all?
-If you opt for our full-service cohosting, then you will not need to interact with guests or cleaners at all. We highly recommend this approach, as it really affords you the best we can offer and frees up your time.
Will I need to spend more to optimize my property?
-Some owners will need to invest in certain amenities, decor, and appliances in order to differentiate from their competition. Not every property is the same, and so we approach each property in a case-by-case basis and evaluate what might work best for that particular market and property. This investment, if recommended, could range from several hundred dollars to a few thousand depending on what might make the property stand out.
Whats the difference between property management and cohosting?
-There are several distinctions between property management and cohosting. At The Clever Cohost, we provide marketing, optimization, and messaging support for your listing and guests. Our primary focus is hospitality and optimization. We do not collect rent for you, we do not secure long term tenants, and we do not perform property maintenance on properties, all of which a typical property management company would provide.
Will you help me with direct bookings?
-Yes! Having a way to direct book your guests is a fundamental step in building a true customer base and business for your short term rental. We can create a website and start a marketing campaign to reach customers to book directly with you if desired.
